PHASE TWO: PLANNING, TEAM FORMATION, AND DESIGN


PLANNING AND ENTITLEMENTS

Government requirements affect every project's design and budget. Knowing what all local requirements and their impacts on your project is essential. Plan and permit submittals affect the outcomes for a project's scope for development and use permit conditions, and design review criteria. Also we provide a mapping technique to track the delivery of the Project's Mission and the preliminary decisions required for exterior elevations, interior décor, and equipment information. All of this required documentation is part of our managing the project. In addition, new technology and energy incentives that are separate from government enhancements have never been more important.

TEAM FORMATION

The important step of creating a Project Team and its Sub-teams goes hand in hand with the Responsibility Allocation Matrix (R.A.M.), defining the Communications Matrix, and wisely selecting consultants. These steps create both oversight and strategy that is often overlooked. "Who does what" is a complex picture we clarify, knowing the success of the project rests on a strong vision of what parts make up the whole.

DESIGN AND EQUIPMENT

The Schematic Phase establishes a conceptual design using criteria needed by the project's operations and to support "good neighbor" environments by the users of the facilities. The use and advantages of the Site, the needs of the Building Shell, and the demands of the Tenant Improvement, including equipment requirements and operational and retailing programs are reviewed with the client while the Design Development Phase advances with an eye to cost. Early target unit pricing and a design/build approach to teams and bidding during the value engineering phase keeps the preliminary budgets intact.
