PHASE THREE: IMPLEMENTATION


PRE-CONSTRUCTION

Bidding construction costs aggressively with multiple contractors, pricing all equipment and fixtures, making sure all the costs fit the Global Budget occurs before the Contractor's Scope of Work is established and finalized. Handling Pre-Construction for the client includes creating and administering all contracts, and Requests for Information [RFI], in addition to an evaluation review of vendor past performance. Project payment submittals, based on an agreed-to Schedule of Values are set up before the start of construction. This is also the time the Contractor's General Conditions are negotiated, and the plans are guided through Plan Check for Building Permits, and décor programs are packaged for approval and pricing.

CONSTRUCTION

Managing the progress of the Contractor requires a clear oversight of the Project's scopes of work, Critical Path Schedule, and equipment procurement procedures. We are at our best while problem solving the unexpected. Using the tools of site review and construction coordination, we represent the client, while working with all the consultants and engineers to hammer out details with the management of the General Contractor. The goal of our Project Managment coordination is always to encourage the highest quality of performance from all the players.

COMMISSIONING

Green building components and energy smart systems for each project have never been more important. The electrical power, lighting, refrigeration, HVAC, day lighting efficiencies, warranty obligations of the contractors, training of the operating teams all require knowledge and coordination for the post opening and on-going, long term functionality of building and client operations. Training and information and access to resources must be combined with the image of a finished project to insure strong performance and sustainability.
